Kismet has 5,000 square feet of indoor space and another 6,000 square feet of outdoor space making it suitable for renting both for your relaxation and, during your Villa stay, for relatively small social events, such as corporate retreats, seminars, small weddings, important birthday and anniversary celebrations, and other such events within the Villa lease. The Owners have had many enjoyable receptions at Kismet including birthdays, weddings and large fundraisers for island charities. Renters may do the same, within limits, provided that the Kismet staff is informed in advance, preferably at the time of the booking, of the planned reception; and certain restrictions to protect the community (see below) are obeyed.

For those who wish to plan an event, future memories of a romantic tropical island are enhanced by the beautiful panoramic backdrop of the setting sun. Kismet could hardly be more spectacular for such events.

Social events may only be held at Kismet as part of your seven-day minimum full Villa rental.

If you are considering such an event or other gathering during your stay, choose from several of St. John's excellent event planners to assist you every step of the way with the conception and creation of your special day including, among others, arranging hotel reservations for guests, flowers, food and entertainment. Kismet is able to accommodate up to 60 persons for guests' social gatherings. You may have up to twelve members of your party enjoy the beauty and comfort of lodging at Kismet. Your event planner can arrange lodging for additional guests at local hotels and inns such as the nearby Westin Hotel(Resort), or at other rental villas on St. John.

Kismet's on-site Estate Managers will be more than happy to make any necessary alterations for a trouble free lodging and/or event, including handicapped access; and to aid you with anything else they can.

RULES AND REGULATIONS FOR SOCIAL GATHERINGS OF OVER TWENTY PERSONS

Kismet is one of the prime places chosen for rental and for renters hosting social events on St. John because of the site, the views, the sunset and sunrise, the ambience of the villa itself, and the number of persons it can accommodate. Because Kismet is in a residential neighborhood, every effort must be made to reduce noise and impact on Kismet's neighbors.

If you host such an event, the following Rules and Regulations must be observed:

• In an effort to reduce noise and discomfort for the neighbors and to reduce wear and tear to the villa, Kismet will accommodate no more than 60 persons at any event. Maximum overnight occupancy by no more than 12 persons must be observed.
• If a band is hired for any social event, the band must have only acoustic instruments. Electronic instruments, outdoor speakers and amplifiers are prohibited.
• All outdoor music must end by 9:30 PM. (Indoor music with dance floor available can continue with windows closed and air conditioning on.)
• Kismet kindly requests also that efforts be made to reduce any other loud outdoor noise after 9:30 PM, including extremely noisy conversation. 
• The social event reception itself, with any gathering of non-Kismet guests, must end by 10 PM.
• All traffic coming and going from Kismet should make an extra effort not to disturb neighbors. No cars or taxis should park in, nor turn in, any neighbor's driveway.

Please see the Rates page for an additional Security Deposit required for planned Social Events.  Unplanned events are not recommended and will likely be disallowed by Kismet Management if deemed a possible annoyance to neighbors.

These weddings and any other social events are totally the decision of, and the responsibility of, the renter, and if involved, their wedding or event planner. Kismet itself is not in the business of planning, creating or executing such Social Events.
